Situated across a residential street from a man-made waterway, this property has experienced a gradual increase in masonry deterioration over a period spanning more than a decade.  The initial solution was to repoint the masonry in its entirety, using the services of a highly skilled mason specializing in historic buildings.  After several rounds of repointing and failure, the owner sought alternative strategies.  BRS was able to document that various parts of the building were suffering from different damage causing conditions through moisture monitoring and data analysis.  As a first step, the owner was directed to make upgrades to basic water direction/redirection measures.  The data also told us that a prior retrofit undertaken by a neighbor was having a detrimental impact. She is currently working toward resolution with the prior owner, using BRS data to document the cause and design the remediation plan.
