c 1805 Masonry Dwelling

Virginia Beach, VA

This property is situated on a large parcel, set back from a major arterial roadway and not in close proximity to any bodies of water.  The property is publicly owned, and open to the public.  The basement is a critical area for public engagement activities and outreach.  The property had previously received a moisture membrane which was not functioning properly; moisture monitoring documented that water was trapped behind the membrane, causing damage to the masonry foundation walls.  A series of retrofits were recommended to reduce the moisture content in the masonry walls, relieve the building of inappropriate additions that limited evaporation around the foundation, and incorporated new materials which would facilitate the movement of water under and around the building to dramatically reduce the amount of water breaching into the public space.
